Common mistakes to avoid

  • Using figures older than the allowed window. The as-of date must be within 90 days (disaster) or 120 days (other programs) of submission.
  • Entering business assets and debts. The form says to give personal information, not business information.
  • Not dividing jointly owned assets and liabilities with a spouse or others as appropriate.
  • Totals that do not balance. Total liabilities plus net worth must equal total assets.
  • Listing amounts in the summary but leaving the supporting sections blank, for example real estate without Section 4 details.
  • Leaving out a spouse's signature when spousal assets are included, or a separate spouse form for 8(a) or WOSB when one is required.
  • Sending the form to OMB or the SBA records office. The form says not to send completed forms to OMB.
  • Attachments that are not identified as part of the statement and signed, as the form asks.

Questions about SBA Form 413

Can I use my bank's own personal financial statement instead?

For 7(a), 504, surety bond and disaster loans, SBA says it accepts other formats, such as a lender's equivalent form or an accountant-prepared statement, if they collect the same data as Form 413. For 8(a) and WOSB, SBA says applicants must use SBA Form 413.

Who has to fill out SBA Form 413 for a 7(a) loan?

Each proprietor, general partner, managing member of an LLC, each owner of 20% or more of the applicant, and anyone guaranteeing the loan. Owners of 20% or more include the assets of their spouse and minor children.

How recent do the numbers need to be?

Within 90 days of submission for disaster loans and within 120 days for 7(a), 504, surety bonds, 8(a) and WOSB.

Should I include alimony or child support as income?

Only if you want it counted. The form says alimony or child support should not be listed under Other Income unless you want those payments counted toward total income.

Does my spouse need a separate form?

For 8(a) and WOSB, the spouse completes a separate Form 413 unless the two are legally separated. For loans, the spouse of a 20% or more owner signs the certification when spousal assets are included.
