Dubai Unified Tenancy Contract (Ejari) in short
The Unified Tenancy Contract is the standard bilingual (English and Arabic) lease form published by the Dubai Land Department for renting property in Dubai. It records the landlord, tenant, property and rent details, and the parties sign it before the contract is registered in Ejari. DLD lists it as the service form for its Register or Renew Tenancy Contract service.

- Leaving the lessor's or tenant's email and phone blank or out of date. Clause 7 says legal notices in a dispute go to these details.
- Writing the wrong DEWA premises number or Makani number, which identify the unit.
- Not signing all three pages. Each page has its own signature boxes.
- Adding extra terms that conflict with Dubai tenancy law. Clause 12 says such terms will not be considered.
- Signing as lessor without being the owner or holding a valid power of attorney. Clause 9 says the lessor confirms this by signing.
- Not registering the signed contract in Ejari. Clause 14 says the landlord undertakes to register it.
- Taking a copy instead of the original contract to a Trustee Centre. DLD lists the original contract and the applicant's Emirates ID.
